Energy Performance Certificates – Background

The way that we light, heat and use our buildings accounts for almost 50% of the UK’s energy consumption and CO2 emissions. Domestic dwellings account for around half of this 50% and so reducing domestic energy consumption will therefore play a very significant part in enabling the UK to meet its commitments regarding CO2 emissions. Energy Performance Certificates were introduced as the Government’s method of complying with the Energy Performance of Building Directive (EPBD) environmental legislation.

What is an EPC and why do I Need One?

An Energy Performance Certificate states how energy efficient a property is. As with many forms of energy efficiency rating such as those for domestic appliances and double glazing, an A – G rating is applied and a chart produced. The purpose of an Energy Performance Certificate is to enable prospective buyers or tenants to compare the energy efficiency of a property against others, enabling energy efficiency to be seriously considered when deciding which property to buy or rent. An Energy Performance Certificate enables you to include the anticipated fuels costs and carbon emissions from the properties you are comparing.

EPC Recommendations

An EPC doesn’t simply record anticipated energy performance. It has an accompanying report that lists measures to improve the properties energy rating and a second rating is produced showing what could be achieved if all of these recommendations are applied. Acting upon these recommendations is not obligatory, however they could save the owner / tenant money and also add to the value of the property upon resale.
