Energy Performance Certificates (EPC) – The Requirement

Energy Performance Certificates (EPC) were originally a component of the Home Information Pack (HIP) which home owners were obliged to obtain if they wished to put their house up for sale, until May 2010. From this date, the HIP is no longer obligatory, but the Energy Performance Certificate is.

Energy Performance Certificates – The Process

A short inspection of the property is required, taking 40 minutes to an hour, depending on the size of the property. The property is measured and details taken of how the house and water are heated and insulated. Details are taken of any double glazing, low-energy lighting and other energy related features of the home. Conservatories and extensions are also assessed and information on the age and construction of the property is also used in the assessment.

All of the information gathered is then entered into a software programme to produce the Energy Performance Certificate. This Energy Performance Certificate will state the property’s energy rating, which will enable interested parties to compare it with the energy rating of other properties, when considering buying or renting your property.

Floor Plans

Floor plans are often used by estate agents as an integral component of the home marketing service and are considered to play an important role in home sale conversion. We are frequently asked by our letting and estate agency contacts to provide Floor Plans for properties as they are about to go on the market.
